$14 million retail development on tap in York Twp.
A new retail center is coming to the Red Lion area early next year.
The Cape Horn Crossing Retail Center is slated to open at the intersection of Cape Horn and Lombard roads in York Township.
The $14 million retail center will bring an estimated 100 new jobs to the Red Lion community and serve tens of thousands of customers and visitors each year, according to officials.
Massachusetts-based developer Cape Horn Crossing LP started exploring options for a new retail center in 2006, said Harry Goldman, the company's chief financial officer.
ABRN Development Corp., a family-owned firm in Marlborough, Massachusetts, that has been hired as the general contractor for the project, has roots in the York area and brought the opportunity to Cape Horn Crossing, Goldman said.
ABRN's Richard Nardo, who is leading development of the project with his wife, Alicia, was born and raised in York County, according to a news release.
"This project is really a celebration of this community, and we’re honored to be a part of it," Nardo stated in the release.
ABRN also is working on the Farm Lane Estates housing development in Jackson Township, a project of single-family homes in the $200,000 to $300,000 range.
Cape Horn Crossing and ABRN broke ground on the second site of the retail center and held a community dedication Nov. 7, according to the release, and community and business leaders and government officials, including state Sen. Scott Wagner, R-Spring Garden Township, were in attendance.
“I was honored to be a part of bringing this community development project to life," Wagner stated in the release, "and look forward to seeing it continue to grow and benefit the local community.”
The project, financed in partnership with Fulton Bank, will be the largest commercial project ever completed by Cape Horn Crossing, Goldman added.
Three anchor businesses —Tractor Supply Corp., Members 1st Federal Credit Union and Verizon — will be included in the center.
Goldman is leasing for Phase II, a two-story, 25,000-square-foot space accepting office, retail and medical tenants, he said.
The first phase of development is nearly sold out, according to the release.
“The interest is so strong that we are having to accelerate plans for our second phase of the development, " Alicia Nardo said in the news release.
Goldman said Cape Horn Crossing will start the planning process within the next month or two, and he hopes to start building in the second quarter of 2018.
Cape Horn Crossing hired the Transportation Resource Group in York to work with the Pennsylvania Department of Transportation to develop a traffic revision plan to support the center, Goldman said.
He said the $500,000 plan will widen the roads, add turning lanes and resurface and restripe the pavement.
The Tractor Supply building is near completion, Goldman said, and the second building, for the credit union, is expected to be up in the next 60-90 days.
The 25,000-square-foot space is expected to be completed by mid-2018 and to create 100 jobs, according to the developer.
