Nearly two years after a developer’s plans to build an industrial business park in Manchester Township fell through, the company has returned with its original proposal.

Speaking Friday, Aug. 11, Manchester Township zoning officer Stewart Olewiler confirmed the developer is once again hoping to construct the Heritage Business Park at the intersection of Board Road and Shady Lane in the township.

Olewiler said Blue Bell-based Equilibrium Equities is now operating under the name Heritage Business Park LP for this project.

As it did in fall 2015, Blue Bell-based developer Heritage Business Park LP is seeking the township’s approval for the first of three lots it plans to build.

If approved, Heritage Lot 1 will be a 202,500-square-foot industrial warehouse or distribution center with 32-foot-tall clearances, according to the developer’s website.

The lot would be located on more than 16 acres on the southern side of Shady Lane and the eastern side of Board Road.

Approval of the first lot would require the township to relocate a section of Shady Lane and install a traffic signal at the intersection of Board Road and May Road, according to the township’s planning commission.

The developer’s plan for the Heritage Business Park includes two other lots that are in the planning stage. Those lots would be 143,000 and 137,500 square feet, according to the developer’s original plans. 

If all three lots are proposed and approved by the Manchester Township Planning Commission, the industrial park would create 483,000 square feet of industrial space in three buildings across a 41-acre site.

The commission is set to examine the proposal during its meeting at 7 p.m. Aug. 30 in the township building at 3200 Farmtrail Road. 

Equilibrium Equities developed Fairview Business Park, a 172-acre industrial business park in Fairview Township.
