York home sales up past 600 in June

More homes were sold in York County in June 2016 than in any other month during the past 10 years.

A total of 601 homes were sold in June, according to a Realtors Association of York and Adams Counties report. RAYAC spokeswoman Beth Izzo said that the last time more than 600 homes were sold during one month in the county was June 2006, when 674 were sold.

RAYAC President Tony Thomas said June and July are typically the biggest months for home sales, so a high number was not unexpected.

June represents the 19th consecutive month of year-over-year growth for home sale statistics in the county. To date, 2,634 homes have been sold this year, which is a 15 percent increase over that same time span in 2015, according to the report.

Low inventory: So many people are looking to buy homes in York County, Thomas said, that low inventory has been an issue for Realtors throughout the year. The number of homes being listed has been climbing recently, but supply is still lower than demand, he said.

"Now is the time to buy, and buyers are realizing that, but sellers are not," he said.

Thomas said the low inventory has increased competition for homes that are available, which drives up the price.

The median sale price for homes sold in the county during the month of June was $174,900, which is a 10 percent increase over June 2015, according to the report.

"When a really nice home hits the market, they may see four or five offers within the first few days," Thomas said.

Overall, homes have sold for a median price of $155,000 in York County this year, which is up 3 percent from last year, according to the report.

Two districts in the county have more than doubled their home sale numbers over June 2015, with Northern York seeing 33 homes sold compared to 11 and West Shore seeing 42 homes sold compared to 18. Dallastown led the way with 63 homes sold during the month.

Only Southern York (-12 percent) and York Suburban (-22 percent) saw decreases over their sale numbers from June 2015.

Northern York ($256,250), South Eastern ($220,000) and Southern York ($214,900) led the way in terms of median sale price during June 2016.
