York County IHOP lovers will soon be able to get their Rooty Tooty Fresh 'N Fruity Pancakes closer to home.

The California-based restaurant known for its all-day breakfast offerings will be opening its only York County location at the Shoppes on Pauline in York Township, according to Gary Russell, sales executive at Bennett Williams Commercial, which is handling leasing for the strip center.

Currently, the closest IHOP locations are in Lancaster County and northern Maryland, according to the company's website.

The building that will house the restaurant is still under construction and will be complete by April, according to Dave Hogg, CEO of Springwood Properties, which is in charge of the building's construction.

The building, near Primanti Bros and Hampton Inn, will also include Seattle-based MOD Pizza and a Chinese restaurant, according to a Bennett Williams brochure. MOD Pizza is also scheduled to open a location in West Manchester Town Center.

Russell said the owner of the coming IHOP is based out of Phoenix and owns about 70 other IHOP franchises throughout the U.S.

IHOP media representatives did not immediately respond to questions about when the location will open or whether it will be open 24/7, as is the case with the Lancaster restaurant.
