For York County home sales, this year will prove to be better than the last.
Statistics released Monday by the Realtors Association of York & Adams Counties show a 10 percent increase in the number of homes sold in York County this year.
From January through November, 3,531 homes were sold, compared to 3,202 homes sold during the same time period in 2011.
"I think the numbers show we are recuperating. We're doing it very slowly, but I'm very happy with the numbers," said John LeCates, president of the association.
December sales look good, too, he said.
"Everybody should buy a new house for Christmas. Rates are low, and we still have affordable houses in York County," LeCates said.
The median sale price in the county was $142,000 during the first 11 months of the year-a 2 percent decrease from the first 11 months of 2011.
"Our sales price has been stable. The decrease is mostly attributed to sales of bank-owned properties," he said.
Last month, the median sale price in York County was $165,000-a 3 percent decrease from the price tag in November 2011.
While those prices were lower, 323 homes were sold last month, which is a 37 percent increase compared to the 236 homes sold during November 2011.
"I really like to focus on the year-to-date sales. They show more truth," LeCates said.
So far this year the most homes have been sold in the Central York School District, where 396 homes have been purchased from January through November. The sales there mark a 23 percent increase from the 322 homes sold in the district last year.
However, home values in Central York have dipped 11 percent from a median sale price of $174,950 during the first 11 months of 2011 to $156,450 during the same time period this year.
LeCates expects those prices will start to increase in the spring.
"Overall, we're going to end the year in good shape. We will finish the year better than last year," he said.
