Home sales in York County increased both last month and during the first 10 months of the year, according to statistics released Monday by The Realtors Association of York & Adams Counties.
In October, 331 homes were sold in York County, yielding a 26 percent increase compared to sales during the same month last year.
From January through October, 3,182 homes were sold in the county - an 8 percent sales increase compared to the first 10 months of 2011.
"I feel really good about these numbers," said John LeCates, president of the Realtors association.
Last month the most homes were sold in the South Western School District, with 33 sales at a median price of $159,000. That's an improvement on last year's numbers when 17 homes sold in the district for a $150,000 median sales price.
And while October home sales increased 76 percent in York City, LeCates said it's too soon to get excited. While 30 homes were sold in the city last month, compared to 17 sold in October 2011, sales there are still down 25 percent during the first 10 months of the year, he said.
"We still have a lot of inventory - 241 homes are for sale - and there's a lot of bank-owned properties and short sales," he said.
But LeCates said he's continually amazed at how little a buyer has to pay for a move-in ready home in the city.
In October, the median home price in the city was $40,450 - a 19 percent increase from the $34,000 median sale price during the same month last year.
However, home prices during the first 10 months of the year were still down. The median sales price last month in York County was $147,500, a 5 percent decrease compared to numbers from October 2011. And the median sales price during the first 10 months of the year was $142,000, a 2 percent decrease compared to last year's statistics.
"When I see that sales are up 8 percent, that's a good sign. And homes being down only 2 percent price is level," LeCates said. "I really like these numbers, and in the spring I think prices will start to go up."
