York County home sales and home prices increased last month.

Statistics released Monday by the Realtors Association of York & Adams Counties show 240 homes were sold in the county in January, compared to 220 sold during the same month in 2012. Those numbers represent a 9 percent increase.

Home prices also increased, ticking up 2 percent in January. The median sale price in York County was $139,900, compared to $137,100 during the same month last year.

"We are off to a good start for the new year, and we are hopeful the positive trend will continue throughout 2013," said Lee Trite, RAYAC president.

Last month, the most homes were sold in the Dallastown Area School District. Statistics show 32 homes were sold there, compared to 23 sold in the district in January 2012.

The median sale price increased 4 percent in Dallastown from $142,541 in January 2012 to $148,200 last month.

Southern York County School District had the biggest gains in home values. The median sale price there increased 27 percent from $140,000 in January 2012 to $177,500 last month.

Home values also increased in other districts:

* They increased 23 percent in the West Shore School District. The median sale price rose from $104,700 in January 2012 to $128,500 last month.

* They increased 22 percent in the Spring Grove Area School District. The median sale price moved from $136,600 in January 2012 to $166,000 last month.

* They increased 20 percent in the Hanover Public School District. The median sale price jumped from $118,000 in January 2012 to $141,500 last month.

* They increased 17 percent in the South Eastern School District. The median sale price rose from $159,000 in January 2012 to $186,450 last month.

* They increased 15 percent in the York City School District. The median sale price ticked up from $21,800 in January 2012 to $25,000 last month.

* The median sale price increased 4 percent in the Central York School District and 2 percent in the York Suburban School District.

However, the median sale price decreased in five districts: Dover, Northeastern, Northern, Red Lion and West York.
